Uses
The units have been designed to accommodate the many needs of
technology-based companies. They can be adapted for software
engineering, for laboratory use or light assembly and test operations.
Modern, bright and airy the units lend themselves to demonstration,
training and administrative use as well as to desk-based design and
development activities.
Services
All floors are fully raised for access to power and data leads. There
is generous provision of 13amp sockets and 3-phase electrical supply
can be arranged. Carpeting is normally provided, but for those planning
laboratory or workshop uses, sheet vinyl floors can be made available.
All
units have integral lighting complying with current regulations for VDU
operations. Windows are double glazed and have 'anti-sun' tinting.
Drainage and water supplies can be upgraded to provide full wet
laboratory facilities.
Harnesses
are provided in the three way ducting in the raised access floor for
data links and telephones. The latter are linked to the answering
service in reception. Additional telephone services and ISDN are
available.
The
Science Park has now been awarded BTelocation status and has robust
broadband communication links through two exchanges, together with
Broadband access.
Specialist
services such as air conditioning, compressed air or fire extraction
can be supplied to meet individual needs.
Temperature
controlled night storage heaters or panel heaters give occupants
control over their own heating needs. Each unit has a separate
electricity metering facility.
Leases and Licences
The Science Park's leases and licences are structured to provide
flexible options for each potential tenant's needs. Space for specific
fixed term projects or longer term tenancy is available.
Tenancy
agreements for up to six months and formal flexible leases from six
months to three years are offered. Where appropriate, renewals will be
considered on their merits.
Security
In addition to general security arrangements, individual units are
alarmed and linked to a central security monitoring station.
Business Support Services
The Science Park Manager, who has particular experience of the needs of
technology-based companies, is based on site to provide advice or to
source external expertise. These will be provided by Chamber of
Commerce and Business Link and can include, amongst other services, a
Legal Advice Help Line, Business Intelligence, Mentorship from
experienced Business Advisors and Training and Recruitment.
A
full range of support services are also available.
The
communal reception area will welcome your visitors, answer incoming
calls and take messages.
Full
secretarial support including faxing, photocopying, postage and mail
handling is provided
Meeting
rooms with the latest presentation and audiovisual equipment and
digital projection are available.
Video
conferencing facilities are also available for tenants' use.
Additional
services such as office cleaning arrangements, to satisfy security
requirements, can be provided by negotiation.
